Ballfields Barn Access Statement

Introduction

This access statement does not contain personal opinions as to our suitability for those with access needs, but aims to accurately describe the facilities and services that we offer all our guests/visitors.

Our property is a luxury stone barn conversion situated in an area of outstanding natural beauty within the Staffordshire Moorlands on the edge of the Peak District approximately 3 miles from the historic market town of Leek. The barn is situated 0.8 miles from the A523 Leek- Ashbourne Road opposite the entrance to the RSPB Coombes Valley Reserve.

Pre-Arrival

  • The nearest bus stop is approximately 0.8 miles away on the A523. There is no footpath for all of the distance.
  • The nearest train station is Stoke on Trent, 11.5 miles away or Macclesfield 17.2 miles, Congleton 13.4

  • The owners are willing to collect guests from any of the railway and bus stations aforementioned, and guests’ cycles. 
  • We are happy to take delivery of pre-booked grocery deliveries for you on the day of your arrival. Tesco, Sainsburys, Waitrose, Morrisons and Asda all deliver to our area.             

Key Collection, Welcome and Car Parking Facilities

  • You will be met and welcomed by the owners Brian and Isabel Smith who will hand over the keys and an electric gate opener for the property – details of location will be sent to you by us prior to your holiday.
  • Parking is approximately 3 metres away from the entrance.
  • There is a car parking area with enough room for 1-4 cars.
  • There is no on-street parking.
  • The car parking is levelled, gravelled and flat and even.

Entrance To The Property

  • There are electric gates to the property. These are activated with a key fob transmitter. When the transmitter is pointed at the gates and the left hand button pressed the pillar lights will come on and the gates will slowly open. Do not pass through the gates until they are fully open. Drive through the gates without stopping. Move off the flagged area. Do not attempt to manually open or close the gates or try to stop them from opening or closing.
  • The entrance to the property at the front has 1 step up from the gravelled drive 25 cms high, or from the paved area beside the gates 15cms high. This step up leads on to a stone patio that stretches across the front of the barn 12 metres long.
  • The outside lights beside the entrance door come on automatically. The inside light in the hallway of the property comes on automatically by means of a movement detector.
  • There is a security light that automatically comes on when darkness falls (sited on the end of the stable block, illuminating the car parking area.)

Halls, Stairs, Landings, Passageways

  • The front door is 79 cm wide and the key hole lock is 105 cm high.
  • Inside the entrance there is an entrance hall with coat hangers and space for baggage and boots etc., and a cupboard providing space for iron, ironing board, vacuum cleaner, outside seat cushions and the electric consumer unit.
  • The hall opens into the shower room, utility room and the open plan lounge/ dining / kitchen, and a back door, 79cms wide, to the enclosed patio area, with metal table and 4 chairs.
  • The whole of the downstairs floor is Chinese slate.

Sitting Room / Lounge

  • There is a door into the lounge 73 cms wide.
  • Furniture is moveable.
  • Two leather double sofas.
  • Single arm chair
  • Wall mounted freeview LCD TV with remote control. DVD player.
  • Clearview wood burning stove sited on a marble plinth, with fireguard, poker, hearth brush, tongs and shovel. Log basket and metal ashes bucket provided.

  • Oak winder stairs to upper floor

  • The dining room is open plan with the lounge.
  • A dining table is in the dining area with 4 chairs
  • The dining table measuring 80 cm floor to lowest point of table, 140cms metres long, 110cms wide.
  • Chairs are movable with padded seats and no arms.

Kitchen

  • The kitchen is open plan with the lounge diner
  • The worktop height is 93cm

  • An enclosed patio area can be accessed via the back door. With cast metal round table and 6 cast metal chairs.

  • In the owner’s garden there are 2 ponds (3metre diameter each pond)

Additional Information

  • There are open winder stairs in the Barn
  • Heating is provided by oil fired central heating throughout. There is a wood burning stove in the lounge, and radiators in each of the rooms.
  • Information folders in The Barn.
  • Good mobile phone reception .
